Active moisture — a musty smell, elevated readings on a meter, visible mold growth — is a different category entirely, because it implies an ongoing source that hasn’t been resolved. Buyers often lump this in with “it’s an old house, of course the electrical is old,” but the inspector isn’t flagging age. They’re flagging a specific failure mode with a known fix and a known cost, which is exactly the kind of item that supports a real number in negotiation.

Roof age plus visible deterioration together

An 18-year-old asphalt shingle roof that still looks tight isn’t automatically a negotiating point — asphalt shingles are typically specified for 20 to 30 years, and plenty run past that with no issues. What moves a price is age combined with visible deterioration: granule loss showing bare mat, curling at multiple tabs, flashing pulled away from a penetration. Age alone gets you a conversation about insurance underwriting. Age plus visible failure gets you a repair credit.

HVAC systems near end of life with a failed component

A 14-year-old furnace that’s running fine is a maintenance line item, not a price item — most systems are rated for 15 to 20 years and a working unit near that mark doesn’t automatically justify a credit. A cracked heat exchanger or a compressor that’s already failed is different: that’s an immediate replacement cost, typically $4,000 to $9,000 for a full system, and sellers generally understand that distinction once it’s explained with the actual finding rather than just the unit’s age.
